When a building manager is on-site, he or she often establishes relationships with strata committees faster than strata managers can, and when there’s an issue, a picture is worth a thousand words. When it comes to defect coordination and facilitation, this is more prevalent than ever.

We are in the middle of a turbulent time for owners corporations and class 2 buildings, and there is no glory in defects. Strata managers are the quiet achievers whose job is to avoid any unpleasant shocks as best as they can while delivering the news of how to raise the funds; they are the constant bearers of bad news. They work hard behind the scenes to make everyone’s life easier.

My interactions with strata managers have always been positive. I have no doubt that the strata managers I work with, always have my back. This is the same for the engineering and legal experts that I have had the privilege of working alongside. When the combination is right, we are a well-oiled machine designed to bring an owners corporation’s nightmare to an end.

In the world of defects, we see bad behaviour. There are people who want to profit from other people’s misery. However, as an industry, we’ve had enough and are speaking up. We are all passionate in our opposition to companies that pursue profits at the expense of owners corporations. As an industry, we have their measure.

Fortunately for the strata sector, what we are witnessing is the right teams beginning to work together more and more. Leaders in defect remediation, litigation, engineering experts, facilitation and strata are joining forces to bring defects to a resolution. Supporting owners and their nightmares during what is an unprecedented time within our industry is a must.

It’s a wonderful movement that’s taking place, and we’re pleased to be a part of it.
