The secret to a great functioning owners corporation is transparency

Apart from it being just part of life that residents across all buildings don’t pay much attention until things go wrong or a levy is introduced, most residents are happy to be oblivious and keep away from the politics of strata living and get on with their lives.

Most residents who join a committee usually join because they have concerns, in the majority of cases these residents becoming part of the decision-making team quickly have a greater understanding of what actions have been taken or why the best resolutions and options are so, and become content with this direction.

A great functioning owners corporation is the combination of well measured residents, and a great working relationship between a strata manager and the building manager.

In my own experience, I have had moments where the stars aligned between the best committee one could hope for, a strata manager who to this day I rate as my inspiration to be my ethical best. We all come together for the greater good of the client.

The secret to a great functioning owners corporation is transparency. Strata Managers across the board are transparent and maintain the highest ethics within the industry and many building management companies are the same.

Agree or not, everyone involved in decision making needs to be held accountable for their parts and involvement. When information is kept from owners this is where things fall apart. If it quacks like a duck, it’s likely to be a duck……………….

We all face owners that don’t play by the rules, we all have moments where NCAT needs to introduced to ratify an issue between owners’ corporations and an owner. I have seen what happens when transparency is not of the highest priority and what results are produced from it, it’s not pretty.

Make transparency your strata committee’s moto, even more so when dealing with the toughest of residents or situations. The owners who argue the loudest are the people to provide the most information to, it provides them the opportunity to see reason with knowledge.
